Villas with Pools

Buying Villas with Pools

There are many things to consider when buying a property with a private swimming pool, but if you live in a warm climate then a pool can significantly increase the value and desirability of your property, just the looks alone of a well-designed pool can transform the look and appeal of your investment. For many property hunters looking to buy villas in Spain a private pool is usually one of the main priorities in their search.

1. A pool will require regular maintenance and cleaning

Beautiful as they are, unfortunately pools do need regular maintenance and cleaning, especially in the summer months when the water temperature and usage increases, if left uncared for, a pool will turn green in 24 hours and result in 2 or 3 days of cleaning and adding chemicals to balance the water to return to a safe level for bathing. It can be a time consuming job to keep your pool clean especially if your garden has abundant trees and shrubs, and also there is the expense of chemicals to keep the water in good order. If you are going to reside permanently in your villa, then it is possible to maintain your pool without too much fuss, and there are tutorials on you tube that will give all the information you need However if you are planning to use you property as a holiday home it is essential that you employ the services of a pool maintenance company who can clean you pool on a regular basis. This is usually once a week in the winter and twice a week in the summer months when the pool is having most use, and the water temperature is high. Prices per month for a pool cleaner here in Javea is a round 70 or 80 euros per month depending on the size of pool.

2. How will a pool improve my quality of life

Most people have always dreamt of owning their own swimming pool, and if you are lucky enough to buy a villa with a pool in a warm climate, then the advantages or clear. Think of being able to swim and bath whenever you wish, also swimming is a proven to be one of the best activities to improve your health and well-being, not only physically but mentally, and of course one of the most important plus factors, is the fun that you can have with family and friends on long hot sunny days and summer evenings.

Villas with Tennis courts

We have many clients looking for property with tennis courts and there are plenty of options available. With older properties that have tennis courts, it is very common to find the court has been neglected over the years and needs to be revamped. There are local companies specialising in this service and they are able to not only reform the court but also add to the facility maybe with floodlights, players bench etc. If you  are interested in buying property with a tennis court there will be some maintenance costs to take into considerations and this will mainly depend on the type of surface of the court. As well as full sized courts, there are lot of properties that have padel tennis courts, which are about half the size of a regular tennis court and the sport has become one of the most popular pastimes in Europe.

Maintaining your court

On a yearly basis you should inspect the court for cracks or damage to the surface, it’s far easier to repair a small crack in the early stages rather than leaving over time when water and sun can cause more damage.

Keep your court clean and make sure that any perimeter drains are clear. Take care when cleaning with high pressure washers as they can strip the top surface of the court. Remove weeds, leaves, dust and dirt and clean with water and washing up liquid. It is a fact that clean courts wear better and need less maintenance.

The average cost for maintaining a tennis court is around 1200€ per year

Will a Tennis court add value to my property?

A tennis court will cost between 12,000€ to 100,000€ depending on the type of surface, so yes the a court will add value to your property but more importantly it will increase the desirability when it comes to selling.

How adaptable is a tennis court

Although Tennis is the obvious use for the court there are many things this are can be used for such as, exercise and walking, basketball, dog training, soccer 5 a side, playgrounds and many more uses, the court can also be covered with artificial grass to make more garden space or seating areas, the list is endless.

Villas with sea views

Imagine waking up to a panoramic sea view, overlooking the Mediterranean on a beautiful sunny day, there can’t be many of us who at some stage in our lives have wished we could own a sea view property, but it’s interesting to know what a sea view is worth as an investment. There have been many studies as to what value can be attributed to a sea view and one recent study showed that property with distant or partial sea view could increase the property value between 8 and 10% and this can increase significantly for first line property with uninterrupted sea views by as much as 70%.

If a sea view is one of you priorities, here are some checks that are essential.

  1. Is the view secure? If there are empty plots that can be built on you need to ensure your sea view will always remain. Your lawyer should easily be able to check with the local town hall if there are any future plans in the area for construction and infrastructure
  1. Consideration has to be given to the environment especially with first line properties where the combination of saltwater and sun can be a highly corrosive and damaging to build materials. With this in mind, if you are thinking of updating the property it’s important to use quality materials especially on the exterior.
  1. Maintenance costs on property close to the sea will be slightly higher due to the weather characteristics and this is worth bearing in mind when you are looking for property.
  1. Beach front property can be tranquil and quiet for most of the year but during the summer months and weekends the beach areas can be very busy, so try and make multiple visits to get the feel for the place, and remember that some places that are vibrant during the summer months, can be extremely quiet in the winter.
  1. Insurance, frontline properties will command higher premiums both for damage and security cover, so it is advisable to check with an Insurance company who specialises in front line property.
